Montecito under $2 Million
It often surprises people when I tell them they can purchase a single-family home, on a good-sized lot, with amenities and upside potential, for under (and often well under) $2,000,000 in Montecito.
In this price range, one is not likely to find a home with big ocean views or a done home on a large lot. However, finding a comfortable home on a nice street with privacy and/or views, or a project property on a larger lot, is within the grasp of those who are looking.
This price range, under $2,000,000, accounted for more than 1/3rd of all sales in Montecito over the past year. This may seem a surprising statistic in a town known for glamorous mansions, sprawling estates, and beach-front trophy properties.
As an update on sales in the area, so far just five homes have closed escrow in the first 23 days of September in Montecito, and two of them were “off market” sales. This number is well off the average of 20 properties selling per month.
The following properties include technically move-in ready homes, and project (adding value through improvement) properties in all areas of Montecito.
1850 Eucalyptus Hill Road: $1,495,000
Here is a 3-bedroom, 3-bathroom, single-level home on park-like grounds with lush gardens, fruit trees, footpaths, and a foot bridge over a small creek, all of which can be enjoyed from the redwood deck that traverses the back of the home.
